Grass strips are grass roots ,some of the nicest airstrips are grass
Woodstock,Mayne Island ,Kakabeka Falls,Cortes island,Butler field (The one on the island and the one of a similar name in Georgia)
Landed in Twin Lakes once and the smell of the sage was so beautiful it was like christmas diner all around.
But my all time favorite was not much grass mostly sand Savary Island (sadly gone )although i have been tempted to land on the beach at high tide once or twice

Sounds a lot like Seneca (York) was, back in the day. You don't find many grass strip, truly active 'flying clubs' these days ... well, not outside of the gliding/soaring community.

I'd be interested to see how this turns out in the end. Good luck with it, and be sure to stay on the good side of your neighbors; that's critical for this type of place to really thrive in the long term.
